Silver Creek Development provides corporate
clients with several project delivery options, based on project
requirements and procurement preferences. These options include:
Construction Management / General
Contracting (CM/GC):
This approach (also known as Construction Management At Risk) brings
together the owner, architect/engineer and Silver Creek Development
as CM/GC. These three groups work cooperatively as a team to provide
the best project solution. During design phase, Silver Creek Development
provides cost estimates, value engineering, scheduling and construction
planning. At the completion of design, Silver Creek Development
bids the work to subcontractor trades, provides a Guaranteed Maximum
Price and provides full-time on-site construction supervision, as
well as overseeing the warranty period of the building.
Construction Managment / Owner's
Representative:
This method is similar to CM/GC, except that the owner holds the
contracts with a general contractor or multiple prime subcontractors.
In this role, Silver Creek Development is the owner’s constant
(rather than at-risk contractor).
Program Management:
This method is primarily used when the owner has multiple projects
to organize and manage. Silver Creek Development is a consultant
to the owner, organizing and coordinating the needs of all projects
to keep the design, construction, occupancy and maintenance programs
on track.
Design/Build:
With this method, the owner signs one contract for design and construction
services, providing a single point of accountability. Silver Creek
Development partners with a qualified architect/engineer to deliver
these services.
